New Home Insight

This Boston-based real estate couple knows what buyers are seeking.

The challenge of raising a family in Boston is one thing Jessica and Sean Quirk know innately, and they wouldn’t have it any other way. In fact, these proud city dwellers and real estate experts have made their livelihood by helping others plant roots across the city—and outside the city—into homes of every variety that will serve them, and their families, best. While they live in the close-knit and vibrant South Boston community, their insight into ancillary neighborhoods and Boston as a whole is what has earned them the prestigious International President’s Elite status at Coldwell Banker for seven years in a row, an honor reserved for the Top 1% of Coldwell Banker Sales Agents globally. One area of expertise is new developments, which are a constant in the urban landscape.

For the Quirks, direct connectivity to developers and a replete understanding of what a finished project will look like is critical to helping their clients. “With new construction, you’re really buying a vision more than anything else,” says Jessica. “From a buyer’s perspective, it has to be visual.” This means the thorough sharing of information, renderings, and samples that will help buyers truly understand the finished look, layout, and feel of the space. “We like to get involved at the floor plan stage of the development to optimize the layouts for the buyer’s needs and enhance value for the sellers,” says Jessica, who feels knowing what details buyers are looking for is fundamental to these types of transactions.

The Quirks, who work with five other agents on their team, say new developments are continuing to sell very well, and they expect fall and winter transactions to remain equally bustling. One property they currently represent is The Icon, located at 778 Columbia Road on the South Boston waterfront, which features three large condos priced between $2.75 million and $3.25 million. It is set for completion in the spring of 2024. Though the penthouse is now under agreement, the other units, which also feature private front decks, three bedrooms, and two and a half baths, are still available, says Jessica. “They’re gorgeous, sprawling 2500 sf floor plans feature unobstructed ocean views, three bedrooms, 2.5 bathrooms, two living rooms, and private elevator access opening directly into your home.”
