A New Hampshire mother-daughter real estate team has the perfect recipe for success.

When it comes to your next real estate move, mother-daughter duo Ellen and Jill Mulligan will make sure you have all your bases covered. Jill grew up watching her mother crush it at her career, and after COVID-19 recalibrated her family’s work and home situation, she decided to join in 2023. With a combined experience of 38 years between them—Ellen has been working in real estate for 37 years—they come at the market from two different, though complementary, perspectives.

“Getting to work with my mom and learning from her has been such a great experience,” Jill says. “It’s been really fun working together as mother and daughter and as partners.”

Their methods of marketing homes highlight their different approaches yet also emphasize their unique strength as a pair. While Jill tackles social media and promotes their listings to younger generations through an online presence, Ellen still firmly believes in the importance of print. In addition to traditional flyers and magazine advertisements, the Mulligan Property Group also continues to prioritize mailings.

“It sounds crazy, but many people save the mail we’ve sent them,” Ellen laughs. “It works pretty well in terms of being creative with our marketing and people knowing our name.”

While they tailor marketing methods to their particular strong suits and generational experiences, they can agree on the effectiveness of staging homes. They urge sellers to take personal photos down, declutter, and begin the long process of packing up their things. They then pay for a stager consultation to transition the listing from a lived-in home to a fresh property in which others can see themselves.

“We try and tell people that people want to see themselves in your house, not you in your house,” Jill shares. “You want something universally appealing to buyers, and you want them to be able to picture themselves there.”

Similar to their well-rounded approach to buying and selling, their primary area of work, the Lakes region in New Hampshire, is very versatile. Centered around the large, crystal-clear Lake Winnipesaukee and its smaller, secondary lakes, the eight towns that make up the region are all reachable by boat or car and offer incredible dining and shopping amenities.

“The special thing is that it has so much to offer in terms of resources,” Jill says. “We try hard to sell it as a four-season lifestyle you can enjoy year-round.”

Take, for instance, their recently listed property in Moultonborough, New Hampshire, at 38 Adams Shore Road. The nearly $5 million home boasts four beds, seven baths, and luxurious touches including a home gym, rec room, and a large deck made for hosting. With a beach on both sides, a great view, and plenty of space, the property practically sells itself.

“It has all of those things that people tend to be looking for,” Ellen says. “This is just one of a wide variety of incredible properties in the Lakes Region that suit a lot of different needs.”
