A Manchester-by-the-Sea Realtor knows how to set the scene for her clients.

Every real estate agent tends to focus on one selling point when marketing their properties. Krista Julian, a Realtor with Coldwell Banker for the last 10 years, likes to highlight land and location.

“Part of my guidance for people when they are looking for communities is asking questions like whether they’re a walker, if they want to entertain, what sort of commute they would like,” says Julian.

Luckily for Julian and her clients, her primary area of expertise, the North Shore, aligns perfectly with these specifics. Spread out along the Atlantic north of Boston, many of these communities boast, on average, homes with more extensive square footage and property than city homes or apartments. Yet the city is still easily accessible by commuter rail and highways.

“You get that smaller community where you can enjoy your downtime and yet still be so connected to Boston,” says Julian. “And there are still so many properties up here with a lot of land.”

Krista Julian has been very successful as a Global Luxury Specialist in the Cape Ann real estate market, including Manchester-by-the-Sea, a charming residential seashore community with 12 miles of tidal shoreline.

This aspect is one of the main reasons Julian has chosen to live and work in the North Shore. Originally from Vermont, she was attracted to communities such as Salem, Rockport, and Beverly because of their vibrancy and the surrounding environment.

“Each town is distinct yet interwoven,” Julian said. “And there is so much nearby natural beauty that offers people a place to relax or entertain at home.”

One of Julian’s favorite parts of the house is its incredible sunset vistas, which she also enjoys exploring. She also loves learning about the history of those who vacationed in and around these towns. Her familiarity with and love for the North Shore put her in a great position to market its appeal to others.

“There is just so much to do here,” Julian laughs. “I think it takes someone who knows the area well to navigate it and show it to buyers.”

Her approach has undoubtedly made her a popular agent in the area: many of her clients are returning customers. She built this reputation by focusing on details through a steadfast, dynamic, hands-on approach. No task is too small—or large—for Julian, as shown by her tale of helping a client move boxes during a showing.

“I am invested in my clients,” Julian shares. “It’s all about seeing the big picture, taking the time to listen, and procuring the perfect property.”
