There are few properties that have as long and as storied of a history as 49 Margin Street in Cohasset Village, Massachusetts. Built in 1932, the Georgian revival mansion has seen its share of notable visitors, from previous owner Clarence W. Barron of The Wall Street Journal to former Presidents to entertainment icons.
“Calvin Coolidge, Ronald Reagan, Bob Hope, and Liberace have all been guests at the house,” says Frank Neer, a Sales Associate with Coldwell Banker’s Cohasset office. “The property’s historical significance presents a rare opportunity for buyers.”
Situated on a 9.4-acre peninsula surrounded by a beautiful shoreline, the ninety-two-year-old home has been impeccably maintained with thoughtful upgrades added throughout the years. “It’s one of New England’s premiere waterfront properties,” says Neer.
The property includes a swimming pool, tennis court, skating pond, and an additional 4,000 square feet of outbuildings. With nearly 2,000 feet of ocean frontage and a protected 112-foot deep-water dock, 49 Margin Street wows from the exterior and the interior, with a grand reception room, a home elevator, and ten bedrooms. “It’s a fabulous estate,” says Neer. “It epitomizes family resort living at its finest.”
In Neer’s opinion, another central selling point of the property is its location on the South Shore. Made up of Cohasset, Hingham, Scituate, and Hull, the South Shore is less than 20 miles from Boston, close to the ocean, and edged by beautiful beaches.
“You don’t need to go to the Cape or other far away locations while living in the South Shore,” he says, noting the area’s coastal appeal. “Plus, you can easily access Boston by commuter rail or the Hingham ferry.”
Neer grew up in Cohasset Village, which puts him in the unique position of being familiar not only with the properties he lists but also with the feel of the town. “Because I’m a part of this community, it’s so easy to promote and get excited about helping people find that dream property here,” Neer says. “Sharing the many exciting things I love about the South Shore helps to connect new buyers and sellers.”
Cohasset Village’s population is only around 8,600, making it even more exclusive to own property there. “It’s a walking and biking community,” says Neer, “A small town with a vibrant feel to it.”
Neer’s passion for the South Shore and its real estate opportunities shines through as he helps his clients find their dream homes. With over 25 years of experience as a Realtor, he values listening to his buyers and helping them find that perfect property to begin their next chapter. “I have learned that people don’t care what you know until they know that you care.”
